What the check covers
- Ownership: who owns the plot, the document on which title is based, and any registered mortgage, seizure, pledge or other restriction.
- Land designation and zoning: agricultural or non-agricultural status, permitted use, development parameters and building restrictions.
- Location and access: cadastral boundaries, lawful access and whether passage or a road across neighbouring plots is needed.
- Additional restrictions: protected corridors for power lines and other utilities that may affect construction and land use.
Your report
The result is a written report: what the documents and maps confirm, what risks we identify, and what must be requested or agreed before the deal. If you plan to build, we also assess whether the plot's current legal status allows that plan.
