Straight answers about the Georgian market
Independent investment advisor based in Tbilisi. I work with investors and companies entering Georgia for the long run.

Who I am
My name is George Chkhartishvili. I'm an entrepreneur and investment practitioner. I live in Tbilisi, work on the Georgian market, and stand behind every recommendation with my reputation.
My job is to bridge what an investor wants and what the local market actually looks like. I'm not a theorist — I personally led the soft landing of a major international holding in Georgia, building every process from scratch.
What stands behind my work
Principles
Independence
I don't represent both sides of a deal and I don't take commissions from sellers or developers.
Confidentiality
Client projects are not published — even anonymised — without agreement.
Local verification
Every conclusion is grounded in on-the-ground data, not marketing brochures.
Personal accountability
I personally handle the analysis, negotiating logic and key decisions — from first call to closing.
Management experience
20+ years of management experience across Georgia, Russia and CIS — including Managing Director at AKFA Holding and running an advertising and production agency in Moscow whose clients included Leroy Merlin, Nestle, Henkel and PepsiCo.
Market presence and speed of decisions
20+ years of continuous presence on the Georgian market — that's not only experience, but a reputation among developers, banks and business owners. Because of it, off-market deals often reach me — urgent sales before they hit the open market. I have no departments and no approval chains: see the opportunity, act the same day.
How I work
I'm not an agency and I'm not a broker. My only job is to protect your interests on an unfamiliar market. I don't take commissions from sellers or developers — only a fee from you. That frees me to tell you the truth, even when it's inconvenient.
