Methodology, the role of AI, and honest limits — what I do and what I don't.

Methodology

I work founder-led: I personally handle the analysis, the negotiating logic and the key decisions. No unnecessary office, staff or infrastructure that usually gets billed through large-firm invoices. Scope: I organise and coordinate the pre-deal review. Legal opinion is issued by an engaged licensed lawyer, technical opinion by a domain specialist, tax opinion by a consultant. I consolidate the findings into a single investment picture.

The role of AI in my work

I speed up routine analytics with AI tools: structuring data, comparing scenarios, testing hypotheses, preparing analysis. That's an operational layer — not a replacement for judgment. Decisions and accountability are always personally mine.

How my work is compensated

I don't take a commission from the seller, developer or opposite side of the deal. My fee structure may include a fixed amount plus a pre-agreed success fee from the client — paid for outcome. If an engaged partner or specialist has their own referral fee, it is paid by that partner, not by the client, and is fully disclosed to you before we start — it does not influence who is selected.

Who I'm not the right fit for

  • Open-ended property hunting with no specific brief. I don't take on searches like “send me apartment options” or “what land is available in such-and-such area” — that's realtor research, not advisory work. I come in when there's a specific deal, property or hypothesis that needs to be tested.
  • General questions with no context about you. “What ideas do you have?” or “where should I invest?” — I don't suggest ready-made directions without understanding who I'm working with: experience, budget, involvement, goals. If that's your case, it's better to talk first and define a direction than to get a random list of ideas that may not fit.
  • Guaranteed returns. I don't quote an expected annual percentage or promise results in advance — too many variables depend on the specific project, the market and execution. I show the risks and the economics; the decision always stays with the investor.
  • Schemes that circumvent the law. I don't take part in structures whose purpose is to bypass Georgian tax, currency or other regulation, even if formally it sounds like “optimisation”.
  • Representing both sides of a deal. I work for the investor. If I already represent the seller or another party in a deal, I don't take it on simultaneously from the buyer's side — that's a conflict of interest.
